Most people know that there are two 2 Kansas Cities. One is in Kansas City in Missouri (Platte & Platte Counties) and the other is located in Kansas City in Kansas (Wyandotte County).  Surrounding counties and cities make up the metro Kansas City area. The largest ones are Kansas City,  Independence, Lee's Summit, Grandview, Blue Springs, Raytown, on the MO side.  In Kansas there are Kansas City, Lenexa, Lenexa, Olathe, Shawnee, Overland Park (named again one of the best places to live in the United States.). Shawnee Mission, KS is not a city as many believe, but instead is  a postal address (& also a  school district) which includes all the cities in Johnson County except for Olathe.

 

Kansas City metro is known for its many park, boulevards, lovely fountains,  barbeque, Chiefs football team, the Royals, KU Jay Hawks, the County Club Plaza with its holiday lights, Russell Stover, Hallmark Cards, H & R Block, Sprint campus, Cerner, Harry Truman, Walt Disney,  Thomas Hart Benton(artist),  Count Basie, Marilyn Mayes, Kate Spade, Garmin,  Sylvia Brown (psychic), William Rockhill Nelson Museum, affordable housing,  air port, and friendly people. Kansas City will appeal to those who relocate to our area. 

As the popular song goes, "Everything is up to date in Kansas City", aka
"the Heart of America." In fact, Overland Park, KS, has consistently been one of the top 25 best U. S. cities. Kiplinger's Personal Finance Magazine recently ranked KC as #6 "smartest places to live." Several area school districts are award winning and among the top in the nation. Many universities/colleges are located in or nearby KC. There are many cultural activities, 5 casinos, golf, lake, and maintenance provided communities. KC enjoys the 4 seasons with relatively mild winters (snows only a few times a year). Recently the Piper area in Kansas City, KS was selected as the best spot for Universal Studios newest location. This area is starting to boom. Many hotels, a huge water park, and possibly a casino are in the works.

Kansas Tornados ("The Wizard of Oz") are not as numerous as in many other states. However, basements are popular here just in case! Home prices are affordable with choices in city or suburban living. Single family homes,2 stories, split levels, condos, lofts, town homes, patio homes, farms (equestrian properties), airplane/hanger/runway homes, lake homes, golf properties, half duplex, full duplex to multi-plexes, apartments and other investment properties are available. 1031 exchanges are often done by local and out of towners . Many home styles are found here. Single story is often called "ranch" style. Reverse story & half has become popular. One or two bed rooms are on the main level and the rest are in a walk-out or walk-up finished basement. Split entry is another name for bi-level style. Unlike in many other cities, the square footage of a resale home is typically not on the listing information. All brick homes are not very common. Brick trim or mostly brick fronts are found here. There are luxury homes for sale equal to those seen in "The Rich and Famous". Some are even on small area lakes or back to golf courses.
